If your listing expired without a sale, you may be wondering whether you should relist with the same real estate agent or hire someone new.
There's no universal answer. But there is one question every Charleston seller should ask:
What specifically will be different this time?
If the answer is simply, "We'll put it back on the market," you may want to explore other options.
Our team has worked with five families in the last year who came to us after their homes didn't sell with another listing agent. Those experiences have given us an important perspective on what sellers need after an unsuccessful first attempt.
They need a plan—not another promise.
Before choosing your next Charleston listing agent, ask for an analysis of the previous listing.
A good review should consider pricing history, days on market, comparable sales, current competition, showing activity, buyer feedback, photos, presentation, and marketing.
You want someone willing to answer a difficult question:
Why didn't this property sell?
Sometimes the answer is price. Sometimes it's presentation. Sometimes it's exposure or access. Often, several factors contributed.
If you're interviewing Realtors after an expired listing, ask them to explain exactly how their approach will differ.
Will there be new photography?
Will the pricing strategy change?
Will the property be repositioned?
How will the home be marketed online?
How will buyer and agent feedback be communicated?
How often will you receive market updates?
What happens if showing activity is lower than expected?
Specific answers matter more than broad claims about "great marketing."
Real estate is intensely local.
A strategy for a historic downtown Charleston property shouldn't automatically be identical to the strategy for a Mount Pleasant home, a Daniel Island property, or a house in Summerville.
Buyers, inventory, price points, amenities, commute patterns, property types, and competition differ throughout the Charleston area.
Your agent should understand not only your home but the specific market in which your home is competing.
An unsuccessful listing can be frustrating, but it can also provide useful information.
You now know how buyers responded to the previous price and presentation. You may have weeks or months of showing feedback. You know which competing homes sold.
All of that can inform your next decision.
Changing Realtors isn't always necessary.
Changing the strategy, however, often is.
If you're considering relisting your Charleston home, interview potential agents based on what they intend to do differently—not simply what they promise the final result will be.
